Are Tampa Home Prices Down 6%? What Buyers and Sellers Should Know

Are Tampa home prices down 6%? A recent Realtor.com report says median asking prices fell 6% in August 2026 from a year earlier. That does not mean every home lost 6% of its value.

If you plan to buy or sell, talk with your Realtor about what the numbers mean for your home and neighborhood.

What the 6% drop really means

Realtor.com’s August report puts the median list price at $390,000.

A list price is what a seller asks. A sale price is what a buyer pays when the deal closes.

The median is the middle price when homes are sorted from lowest to highest. It can shift when asking prices change. It can also shift when the mix of homes changes.

For example, more lower-priced homes could enter the market while some high-priced homes leave it. That could bring the median down, even if the remaining homes kept the same prices.

Realtor.com’s data guide says its housing inventory data includes single-family homes, condos, and townhomes.

These figures help show the broader market. They do not tell us what one home is worth.

What local sales and listings show

My office’s reports cover Hillsborough, Pinellas, and Pasco counties. Here’s what they show:

  • Sales were almost flat through August. There were 33,297 sales in the first eight months of 2026, compared with 33,135 in 2025. That’s an increase of about 0.5%.
  • August sales fell 3.7%. There were 3,917 sales, compared with 4,069 a year earlier.
  • Active listings fell 9.4%. There were 18,939 in August, compared with 20,895 a year earlier.
  • Buyers still had more listings to choose from than in August 2019, when the same report showed 14,509.

So, sales held fairly steady through August, though August itself was slower. The number of homes for sale fell from last summer but stayed above the August 2019 level.

These numbers add context. They measure different things from Realtor.com’s asking-price figure, so they don’t prove that figure is wrong.

What Tampa home prices mean for sellers

Don’t assume you need to cut your price by 6%. Ask your Realtor to show you what similar homes have sold for and what buyers can choose from today.

Your home’s condition, location, layout, and costs all matter. A South Tampa bungalow may face a different market from a condo elsewhere in Tampa Bay.

Stay open to what the sales show. If similar homes are selling for less, your Realtor can help you adjust your plan.

What this means for buyers

A lower median asking price does not make every home a bargain. It also does not mean every seller will take 6% below asking.

Your Realtor can review the home’s price history, condition, and recent nearby sales. That gives you a sound basis for an offer.

Talk about the homes that matter to you

A useful question is: “What has changed for homes like this one?”

That’s a better starting point than using one headline to guide a major decision.
